Austin Landmark Property Services was formed in 1986 by Rick and Karen Ebert, who have been real estate brokers and property managers since 1983. Rick and Karen’s son, Mike Ebert has been a property manager since 2005 and is the current Director at ALPS. Most of our team members (and some clients and tenants) have been with us for so long that we consider them family as well. Our priority is to ensure owner and resident satisfaction at every property we manage.

The ALPS team has managed my two properties for just over ten years and they’ve done a marvelous job. We had a leaky fridge. Our property manager was responsive and sent in a maintenance request right away. We had to wait a little over a week, tho because the first replacement fridge the vendor found turned out to be a dud, but we're back to dry floors and cold food, now.

I am very pleased with the services of Austin Landmark Property Services, Inc.. Mike Gonzales (my goto guy with ALPS) is great with balancing the needs of me as an owner and the needs of the tenant. He is very good a communication and explains in good details what and why something is needed. Mike Ebert runs a great company. I am very happy to have ALPS as my partners in the Austin area helping me to succeed! I would add, I've had many property managers in other markets over the years often had to comment you should work more like ALPS!

ALPS does a good job of keeping the property in good condition and finding tenants who will take care of the home. They are always friendly and responsive. They are definitely on top of maintenance issues. When the HOA attempted to charge me for a trash can that had not been put away in time, the PM reviewed the photograph and proved that the trash can wasn't on my property. This resulted in the HOA's fee being returned.

ALPS is a fantastic property management company. We came to ALPS with an eclectic and problematic property, and our manager Marc Witmer has maintained it with equal parts patience and perseverance. Class A kind of guy. You hire a manager to be effective - he is - but we didn't expect also to like him so much as a person. Highly recommended to all.

We have recently started renting a property managed by ALPS, and they have more than exceeded our expectations making our move in and utilities set up seamless. They have been accommodating, available, polite and professional in every interaction. Reading property management reviews in general, you are always hesitant when moving, and the last thing you want to feel is less than important, but with ALPS we feel they are there to truly support us. We would definitely recommend ALPS.

Austin Landmark Property Services (ALPS) took over the lease for another management company at an apartment I rented. Aside from 1 minor incident where ALPS hadn't been made aware that our unit was still occupied an agent opened our door for a showing. She was quite obviously mortified, as well as apologetic (I don't believe she was affiliated with ALPS). We let the potential tenants view the unit, mistakes happen. I did follow up and notify ALPS of the situation and they were extremely apologetic and we never had any other issues. Frankly we wish this company had taken over long before our lease ending because we would have stayed. It was such a relief because this company was so polite whereas the previous one was just so dang rude- it made no sense. My communications were with Michael Ebert who was both polite and diligent when addressing our concern for privacy. I was also very pleased to receive a voicemail thanking me for cleaning the apartment so well at move-out. He said it wasn't typical to be so clean. I got my entire security deposit back...which, by the way, was 2 months worth of rent bc of my cool ex's poor credit. Anyway, I got every penny back. So, for anyone complaining about not getting deposits back- hit me up because Nana really taught me how to clean well. Or, just clean the apartment. Tips: Don't leave any trash- if you have large items to throw out either donate, craigslist, or contact the city to have it removed Sweep and mop the floors Vacuum any Carpet Wash the toilet, shower, mirrors Give the windows a wash- why not- as least wipe them down Clean ceiling fans Check your baseboards- any majorly accumulated dust anywhere Clean your cabinets out (bathroom and kitchen) You might even wipe down the outside -especially in the kitchen by the stove. Simple green is your friend Clean your Fridge Clean the stove- inside and out (I recommend easyoff for inside stove) If any of your walls have scuff marks that can be wiped off- do it. Remove any nails and screws and sparkle the holes. View it from the perspective of a new tenant- you would like to have a clean place right? If you don't want to clean it, then you will pay because someone needs to clean it. If you would like your money back, clean the apartment. View it from the perspective of the property owner- how would you like to maintain the integrity of your property? Slumlord or pride in ownership? My experience is that I'd be more than happy to work with Austin Landmark Property Services again in the future.
