You can expect your payments via ACH transfer between the 10th and the 13th of each month. You’ll also receive an itemized statement of income and expenses associated with your property. We manage all rent collections for your property. We have strict policies and standards in place to collect rent as effectively as possible. Most of our tenants pay online and rent is disbursed to you around the 10th of each month.

Eviction Process Handling

We are able to represent you in court for non-payment of rent evictions. We win an overwhelming majority of our eviction cases becuase we know the process, law, and usually the facts are very clear in these cases. Complicated evictions or evictions not involving rent will need to be handled by an attorney. We will coordinate with your attorney to help you win your eviction suit..

Property Accounting and Reporting

We have an in-house accounting team who oversees all accounting and reporting functions. We use Appfolio management software -- the leading, comprehensive, integrated accounting, maintenance, and advertising program available to the industry.

Monthly Owner Statements

We simplify your life by connecting you to our Owner Portal to send monthly owner statements. All statements are archived on your online portal.

Property Evaluations

Detailed, regular, on-sight evaluations of your property to review and report on property condition.

Tenant Portals

Tenants can pay rent online via bank draft at no cost and view their financial ledger.

Leasing Guarantee

If a tenant we place into your rental property leaves before the end of the initial lease term, we will not charge you a Leasing Commission to find a replacement tenant. Some restrictions apply.

Satisfaction Guarantee

If you are not satisfied with our services, or for any reason, you can cancel our management agreement without penalty during the first 12 months.

Eviction Guarantee

While we are managing the property, if a tenant we placed has to be evicted for non-payment of rent, we will pay the court filing fees, represent you in court at no cost, and oversee the eviction process.

I got home Friday from work and it was 84° and climbing in the house, while the thermostat was set on 75. It’s a Texan’s worst summertime nightmare, the AC going out. I submitted my repair request online and quickly made arrangements to stay elsewhere for the weekend, not expecting to hear anything back until Monday morning. Much to my surprise, I received a call at 9:30 AM Saturday morning from an electrician asking if I was available, they could be there in 30 minutes. Upon arrival, the friendly electrician quickly identied the problem, left to purchase a part, returned and fixed the AC unit within 1 hour! Needless to say, I am very pleased with not only the outstanding service of the electrician, but Alps as well. In my contract, it clearly states that a broken AC is an urgent matter, but not an emergency- therefore, it would usually be handled M-F. Alps went above and beyond my expectations by the expedient turnaround of this maintenance request.

Pam and Marc were fantastic! I was needing a house quickly and had to put my faith in this company to get me into a good house for my dog and me. I moved down from Minnesota to Leander Texas. I did all the applications online and was able to sign and pay online as well. It was sight unseen(all I had to go on were the great pictures that they posted on Zillow and the ones they sent via email). I love the house and if I move to a different place later, I will definitely go with them first. Thank you for a great experience. By the way, I am Retired Navy and I have a great job at Dell. This is not an internal review. I have seen those and I am definitely not fake.
